By using our property search tools, submitting a request for a Comparative Market Analysis (CMA), scheduling a property showing, or engaging our agents for buying or selling real estate, you ("Client," "you," or "your") agree to be bound by these Terms and Conditions. If you do not agree with any part of these terms, you must not utilize our real estate services.
We provide professional licensed real estate brokerage services in the State of Florida. This includes buyer representation, seller listing services, property marketing, transaction coordination, and access to Miami MLS (Multiple Listing Service) data. The specific scope of your agency relationship with FRANK LENGYEL, P.A. will be defined exclusively by a separate, fully executed written agreement, such as an Exclusive Right of Sale Listing Agreement or an Exclusive Buyer Brokerage Agreement.
Information provided on our website regarding real estate listings, including square footage, property taxes, HOA fees, and availability, is deemed reliable but is not guaranteed. Listing data is sourced from third parties and the MLS, and is subject to errors, omissions, price changes, or withdrawal without notice. Clients are strongly advised to independently verify all material property facts before entering into a FAR/BAR "As-Is" Contract or any other purchase agreement.
Clients are strictly responsible for securing their own mortgage pre-approvals, proof of funds, and managing earnest money deposits. FRANK LENGYEL, P.A. does not hold escrow funds. All transaction deposits must be wired directly to a licensed Florida title company or an attorney’s trust account as designated in your purchase agreement.

If litigation becomes necessary, both parties consent to the exclusive jurisdiction of the state courts located in Miami-Dade County, Florida.
You agree to fully indemnify and hold harmless FRANK LENGYEL, P.A., its brokers, agents, and staff from any claims, damages, or liabilities arising from your misrepresentation of financial status or failure to disclose material facts when selling a property. If any provision of these Terms is found by a court to be unenforceable, that specific provision shall be limited to the minimum extent necessary so that the remainder of these Terms shall remain in full legal effect.
